Based on the above projections I receive, I then decide to move forward with the property or look elsewhere. 

I run a couple of other businesses that vary based on seasonality (Turo and RV rentals) so am familiar with the fact that pricing will change as demand changes.Are there good resources our there (or consensus from the group) as to where 2200 sq ft with a hot tub and 15 minutes from some of the best beaches in FL should price? 

I'm based in Central Florida and plan to invest in my area about an hour north of Orlando.

After George Air Force base closed, so did a lot of Businesses, Growth in the area stopped almost overnight. finally started to pick up again in about 2004 then all of the sudden home prices in the area rose 300-400% between 04 and 08...

I highly recommend starting by tuning in to the BiggerPockets podcast.

(A 3 family would be 4 units counting the exterior, so use $24,000 as a base number to negotiate with.)There;s also a database online you can check to see if the unit has ever been inspected.Good Luck!

I am basing my calculations on the lower number to be conservative.
