First, they’re only going to make a couple grand on the deal and second, it is YOUR job to run numbers and do your due dilligence.

If you're someone who can save a significant amount, like 50 grand or even 20 grand a year, buying a house might not be the best move for you.

Keep in mind a license is not free and requires a couple grand in fees.

So many choices to consider from short-term offering higher reward for higher input (think of it like buying a business), BRRRR, etc.I'd have to say the resounding idea to keep in mind is not to be so focused on One-ism, that one deal will be a mega-hit, or as @davidgreene24 would say a grand slam.

While on paper it costs you $, in grand scheme of things the time and cost of not having one will wear on you.

I mean a flight hotel and T&E will be a couple grand.

Don't spend $500 on mailers one time and hope to hit a grand slam.
