In setting my goals for 2016, just added time spent on BiggerPockets to my daily calendar.

Both those have their downsides, too - there are some fairly shady wholesalers in this area (and some good ones, too), and the trustee auction can be something of a crapshoot.The best thing is to consider all possible avenues, so get a realtor to set up daily email updates for you, and also get on wholesalers' mailing lists, go to the trustee auction (go as an observer the first couple of times and figure out what it's about).Hope this helps.

I track expired listings daily and direct mail market to some.

If you have these elements then your business is now: weekly status reports from contractors + periodic inspections, daily review of deals from your network, and reporting success to networks.

Take action daily and begin by looking at deals, analyzing them daily to understand the market you are interested in. 

Just moved back to the Dallas and looking for real estate investor friendly agents to add me to the daily mls listings.

There are just so many deals that I look at daily and don't know how to pursue.  

It will be a multifamily and if its a duplex once I move out it should rent for at least 100+ a unit- I would recommend analyzing deals daily and learning the area you are looking to invest in-
