I've heard about how helpful the forums are and wanted to try posting my situation on here for some tips and guidance.I'm just starting my investing journey and my friend informed me of a house in my area that is about to go to Foreclosure. 

I had a lot of general real estate investing experience, but these were my first couple land flips.

Although a great area to invest, there are many caveats when searching for your next investment.

Unless you have a cloud on title for the investment property(subject) for the unpaid taxes. 

The approved contractors have to meet insurance guidelines (often not met by an average company), typically are certified by national and state agencies in home energy efficiency, and invest around $10k in energy testing equipment just to participate.

Especially nowadays, we're back to normal investing. 

As of right now, I wanted to see if there is any duplexes under $250k and to possibly Long Distance Invest for now prior to moving in. 

I would be an actual owner of the property as well if I invest in it.
