If there is Quiet title action that needs to take place then the seller can either have his attorney handle that and send the appropriate documents to your title company or the seller can hire your title company to do this.You should probably check with your title company to see if they offer the service of Quiet Title Action.

Just know that there are many wholesalers in your market so you have many to be available to potential customers and act smarter than most others.I have been reading one of Grant Cardone's books right now about his sucess and he explains that sucess is not limited and massive action will help you.  

Since there is no standard reference for what motivates people, it is impossible to say who would be more motivated.Pursue them all as the one that responds to you is the one that is motivated enough to take action.

Follow their course of action.  

Don't be afraid to make that move and take action.

In most jurisdictions you will need to record prior to any legal action on title.

Also, have been reading some books on the topic, but don't really know when the right time to actually jump in and take action is!
