Hello Fellow BP'rs,I wanted to throw this topic out into the crowd and see how it surfs.I've been thinking of reasons why people get excited about investing in real estate, but get stuck in analysis paralysis and never pull the trigger, as I, myself, have just as much trouble with this as the next investor.There are obviously numerous, individual barriers that each person must figure out how to overcome: not enough initial capital, no connections, not enough knowledge to where they feel comfortable moving forward, etc, etc.

My point is, by the time I found my property, I had a good idea of what was out there and what was a good deal or not, and how much competition was out there for the "good deals" (which usually ended up in a bidding war).

Check out older neighborhoods that were built post war to pre boom... there are some houses in great locations that are solid houses and would make nice rentals but owners won't touch because they aren't McMansions, the rooms are too small, etc.
