I haven't seen recent data since I quit working as a national consultant for STR's a year ago, but prior to that Big Bear was always saturated and the performance on vacation rentals there was shockingly low.

@Taz Zettergren I have heard about REI Nation, I am definitely more interested in getting more information about this.

After reading some of the above post I do agree with investing numerically for a great deal vs speculatively.

An advantage of a national, as you're seeing,  is you don't have to close it and start over if you relocate in the states. 

I'm a pretty savvy saver so most of my equity is in numerous investment portfolios, 401K/IRA, or my home.

It's a great group and since it's national you can meet people in your own community AND you have support and feet on the street in other markets, should you choose.  

Buffalo has some of the oldest housing stock in the nation, so you really need to have an eye for asset condition.  

Joshua Tree is another example...people usually go there for the national park, but if you look at the places to stay there, each one is so unique and cool...you can have so many different experiences there by simply picking a different place to stay.
