@Scott Palmer I do recommend Quickbooks, but since it’s your first time, in order to avoid costly errors, you should consult a CPA.

There are tons of errors on automated reports due to how many errors are in the databases where the data is pulled from.The fact you're running a background report will already separate you from many landlords doing their due diligence but if you want to find a good partner go with a service that has a turnaround time because reports are being manually compiled.

When I am on the buy side...there has been numerous times my client gets the property even though we are not the highest offer because A) Im bringing buyers to the table who are not scared off by the inspection both because I prep them for the realities of it or they are investors who are not doing the inspection, and B) because I work with great lenders who close, close without issue, and close on time or early.
