The only positive I see is if there is one industry with constant employment in the area eg Midland, TX - gas and oil.

The demand for the units were high but the property had a serious heating problem where they were just burning cash to heat this 7 unit apartment complex with an undersized, 35 year old, oil furnace that may have never been serviced.
