Do you stick with local CU (Phoenix and Arizona specific) or have more success with online applications or big name banks?

One thing to look at is the water and sewer... that's a large expense that would be good to get in the tenant's names if at all possible, especially if that's more typical of the area anyway. 

I live here, invest here, and probably couldn't even name half the neighborhoods, none the less provide an accurate description of if you should invest in a specific pocket I don't currently interact with.

Sounds like a good deal with solid upside @Ben Leybovich and @Garison Clemens.Re the 50k, I understand how the inspector and the PM feel about it, but if you are getting a good deal there and want to keep you name clean from been re trader then perhaps just raise the 50k.
