Might be an odd question, but this is something I have come across multiple times in my real estate venture.

New to the RE investing game, I have have been trying to find my niche in real estate investing. 

Those package deals like to have 1 good property to get you excited and multiple junk units they want to offload. 

I am back in the game but I no longer have a mentor or a Brother in law for that matter. 

I see people who work hard kill the wholesaling game.

Howdy,Finally got into the REI game last year with my first rental property in Oak Cliff. 

This is obviously not realistic, especially if it’s not your primary residence and/or you own multiple properties.

Most of my Hard Money lenders want 25% down so you have some skin in the game, which balances out their risk, since they're not checking to make sure you make enough money to pay the loan back. 

So she's not cleaning uniforms for multiple jobs or anything that would explain running the laundry that often.I want to do my homework before contacting the tenant.

@Eric Adobo Hey Eric I would say it is all a numbers game and it will take some capital upfront before driving for dollars will start paying off monetarily.
