My humble opinion after being on BP a bit and reading a lot of material:If you have1) Good common sense.2) The ability to read and absorb material.3) Are self motivated.4) Have decent math skills.Then you don't need a guru or class or best techniques training.

Hi Tom, with wholesaling distressed property owners are most likely to be motivated.

We got to talking and I found out that her motivation level is very high, and that she just wants out.

But the problem is most of these people will NEVER bring you a lead, the others will bring you regergetated leads they found from a realtor, and maybe 1 or 2 will bring you decent enough leads.With saying that, I have closed one pretty good wholesale deal because of a lead brought to me through this system.It's not a savior, though it could be a good tool...Supposedly the key is motivating and educating the birddogs, but I dont have time to always be telling these people what to look for.

I'm still very green and have a lot of learing to do, but I cant remember being this fascinated and motivated about something for a long time.

While I agree that the actual motivation behind Ethanol is probably a different kind of 'Green' ($$$), I don't see it causing damage to any engine that was made to use it.

I'm in the market for good deals by motivated sellers, low to no money down, and plan to buy & hold as I'm not ready for major rehab work.

They see these things come back to them and it becomes a motivator to continue to be decent and honest.
