A developer would have to model out the land acquisition costs, hard costs, soft costs etc. to see how it would pencil out.

I took over a bunch of these from a young group of investors here in Portland that got their selves in a wringer listening to this particular model.. buy subject too with little or no down.. then sell on contract ( and they recorded them) with little down and make the spread.

Presently I have a great deal of time and expertise on my hands and I'm not quite sure what to be doing with it, as I'm in a totally new area and operating in an environment that is fairly foreign to me.

The oven has no venting mechanism....Id want to vent through the attic rather than a recirculating model....what trades person does this and whaty can I expect to pay to remedy appropriately?

We don't have the expertise to do that, and the renters may claim all they did has made it okay for them to move in.

I prefer both of these options to your model.

I think this model has more potential than trying to wholesale with no experience.
