I would really focus on getting mobile.  

Most skirt this with "Small Homes" by putting them on wheels so they are considered mobile homes and don't need to be as big. 

@Andrew KniffinNot trying to hijack @Nick Keesee , but following this thread and being familiar with Fannie and Freddie loans, you need to have a relationship with a lender who offers this type of agency financing.
