They are functional.

Just keep that in mind when doing your calculations. 

Not ideal mind you, no windows, only access would be through the garage (although the tenant would also get a garage), the only access I'd have to "my" side of the garage would be through the outside, etc.

I certainly don't mind showing homes to folks who are not from the area and giving them a good idea of "where" they will have better success in the rental game.  

Keep a goal in mind, start building your portfolio and then check back yearly to see where you stand.

@Hattie Dizmond Thank you for this comprehensive analysis - if you don't mind, I'd love to have a conversation and pick your brain about areas with good potential to look into in DFW. 

You need to have a good agreement vetted by an experienced professional.If one partner puts in more money than the other, you could change ownership interests, you could treat it as a loan, you could reduce income/profits from the non-contributing partner until the contributing partner is paid, etc.You will want to discuss with each other who will be doing what management functions and whether that is worth anything to you both. 

With that in mind, we still have so much to learn and are glad we found such a solid community in BP.
