My concern is that the business having such a low % of tenants that complete the process that it seems as though a good part of the reason that RTO / Lease option is so popular is that the failure rate is what is driving profits. 

Do any of you use this method? 

You mention UDFI not being a major concern but what about UDIT if I decided to finance?

However, my concern is since most residents drive to neighboring towns what will happen in an economic down turn?

We already have an Attorney in place, but I seem to be the only one concerned about how things should be written up or addressed.

Our concern is just a sue happy society and visibility to multiple ownership.  

If they have experience doing this would be my primary concern. 

I'm concerned about the spotty credit and late payments on the wife's part.
