These allow me to replace "OK" investments with "superior" investments, and still meet my goals, while also diversifying away from stocks.

There were some challenges as to how such a site would vet the data incoming and how the site owners would risk liability if inaccurate information kept them from finding housing in their area.It's a great idea on paper, but I think unrealistic to implement.You can meet that need by doing your due diligence and screening heavily. 

I'm posting here in Houston because that's where I live and where I want to meet people, but the DFW market is a lot like the Houston market (similar tax rates, yields, and median prices).

Personally, I use financing, but I make sure that I find deals that meet my financing criteria when looking at purchasing.

NAR/CAR ethics stipulate 'Seller is Agent' disclosure in writing on the MLS etc at time of listing because even if Seller is not the Listing Agent, licensed seller/owner may expect and/or receive compensation (ie, gift, referral fee, portion of listing agent's compensation, etc).Thus licensed seller is inherently not strictly limited to being a principal in the transaction, so would have had to disclose seller is licensed agent.
