Have you checked out the condition of the major repair items?

I have never priced out the big box stores for installs on major things, but I know that it just took me 12 days to get a garage door opener installed at my house from a big box store that my handyman could have done in 1 or 2 days after my call.

Concrete may not cuddle to your toes in the winter, but the last time I had to do major repairs on concrete it took 48 hours and cost about a hundred bucks.

I recommend just going to see her and collecting info from her about why shes selling and what major repairs are needed ie.

Wait until you have an extended vacancy or a major repair.

Especially if there are major things you did NOT do in the rehab.
