To add real value to the rental market, someone has to be responsible and professional to the tenants -- sometimes that pendulum swings towards the property owner and sometimes towards the management mechanism.One of the overall points one can draw from this thread is that it's difficult to find a PM company that fits your personality and performs as expected.

The reason it won't sell is that the kitchen and bathroom remodeling looks amateurish, ie not professional If you get enough money to sub out the work you can move the house along and control it's marketability much better.
