We recently completed an eviction (Jefferson County) and the length of time was roughly 5 months. 

Your average length of stay also factors into this.  2 night bookings are going to be more adversely affected by a high cleaning fee than 2 week bookings as an example. 

For those with mortgages, I got the longest mortgage I could and then I make extra payments which reduce the length of the mortgage and save me $ in interest.

The other things that I take into consideration is that I otherwise would need to pay to live somewhere else and as a long term buy and hold guy, the length of time that I will be living in the property is a small percentage.
