Watch out for the wannabe gurus that will want you to pay $10K for their mentoring etc., most of those guys aren't experienced themselves.

I have been looking at & watching properties for about same time frame to get a feel for trends & prices.

I watched my dad go through a hellish nightmare of being a landlord and lose a ton of money and that scared me for a little while, but still I knew I wanted to do something with it.  

Be careful, its addicting.There is a local Meetup of BP members the last Saturday of each month, so watch the forum for details.

Other than that, I think that I'm going to have to pass on the deal and maybe watch out for it at the tax sale (Although, I can't imagine that the taxes would be allowed to accumulate like this).We will see.
