Plus his kids aren't coming back here for school now so the reason he bought the property isn't a factor anymore.

But, I currently have a lucrative career in the IT space that I'm not ready to give up without first doing my homework.

I'd also like to get my license so I can can buy/sell my own properties, get MLS access, potentially make a few bucks on the side or perhaps be a "full-time" agent after I have kids so I can keep my resume current and work from home...but I'm stuck on finding a broker who will let me hang my license with them knowing I don't have any intention of being a traditional, full-time agent.

It's a fairly younger person with a couple of young kids, if that matters.

The tenant will always blame a random stranger or neighbor kids.

She's also a single mom working a low income job and in general I want to be as fair as possible -but that's a two way street and I don't think its fair for me to bear the cost of all of these items that were likely due to her negligence/that of her kids.  

@Precious ThompsonIf the investors on either side have done their homework then matching the pair won’t be hard because each of them will have their numbers that make sense for them.

You will need to do some homework and make sure that it can be sold, within a reasonable amount of time.
