In this case, I would incur that overage as a turnover cost.Obviously if there are large damages or larger jobs, I would deduct from the deposit.

I'd have to see how much work/money would be needed to turn this into another unit to make sense.The owners of the property need to move out of the country for their jobs so it could be a good opportunity to get it at an even better price.
