I thenposted 3 day notice on door and was overnighted the rent money order, with a note saying starting feb 1st, rent will be paid with personal check not money order, as I ahd verbally requested initially, but did not put in lease .Should i take the check, even if it is on time?

My initial thinking is to buy (and potentially fix up) 1-2 properties before heading to school, that way by the time I graduate I'll have paid off the mortgage enough to take a HELOC and invest in a new property, potentially a commercial one.Any feedback or tips are always appreciated.

In my case I usually make it known it's me a single end buyer and it's cash.I do understanding the annoyance of having people visit every unit to kick tires.However, if the inspection - and here I don't even mean the actual structural mechanical inspection, I mean taking a look, an initial 10 minute look inside is not offered, and I have to basically make an offer blind, how would you calculate the offer number without having any clue whether it's gold plated inside or all rotted out?

You can verify a deed changed hands by simply looking at public record.
