No Cash-out Refinance to recover your initial investment?

I'd like to keep the 6 together initially.

Every income property has two separate income streams, one generated by the property the other by your cash/ equity.Buying cash flow today costs twice as much as the prevailing mortgage interest rates based on the opportunity value of money to investors. 

Many investors also don't/can't add value and, therefore, can't absorb the correction and generate a positive return.My comments are geared more towards cash flow than market value plays.

I've been using the BP site for a few months now but neglected to do a newbie post when I initially joined, so here it is! 

With that being said in most cases for the BRRRR strategy to work properly, you would need to buy a property that needs work in order to force the appreciation to get your initial outlay of cash back.  

That takes care of the mortgage and taxes, but does not take care of my initial investment of $23,000 and the other expenses I have outlined above in addition to maintenance and repairs that might come up. 

My next step is to initiate a quiet title action to clear any issues up and put it on the market. 

The initial paperwork isn't all that complicated but knowing and explaining the process to a seller requires an understanding of title, law, loans, Due of Sale, credit, reserves, etc and the implications of each. 

In general they seem to generate more rent than regular rentals however they are more work.
