A 'type' of project that might fit for something like this would be for instance adding an en suite bathroom next to a bedroom. 

So just to start , I’d highly highly suggest you work on the bathrooms or at least revolve the whole project around the availability of bathrooms.

From there, I would check the comps to make sure that there is enough value to be added by adding on another bathroom. 

Would it still require me to have a bathroom/shower etc. or because its enclosed with easy access to the main home bathroom and shower id be okay?

Based on the current description of the property (haven't checked it out yet), I'm looking to add about 400-800 square feet of space through a bedroom, a full bathroom, and maybe another common area.

The bathroom stuff ensures that they can use the bathroom, even before they move anything else in. 

Also, the bathroom and kitchen need renovating a little.

I'm thinking about removing the bathroom.
