First step is a title search.  

Hi all, my wife inherited an apt about 30 years ago from her great uncle and never got the title put into her name.

A great agent can protect you from mistakes and pitfalls, just like a good lender, appraiser, home inspector, and title company. 

All I wanted was info...had to hire an attorney to get my company off title...it’s was a terrible experience so I have never done any business with this outfit since that experience.

In the previous client's case he submitted for the three tax parcel's, but has to wait to make a sale until the building is demo'd because the title company won't insure title due to the existing 'encroachment' of a building covering the property.

During this time run a title preliminary report to see if there arw any liens or judgments ties to the property, get pay off and reinstatement quotes so you can asses the deal and see what you are working with before negotiating a deal.

Also curious if you've already had a title company run a check on the place?
