After the appraisal, the house got undervalued, so the seller had to bring the price down and agree with that. 

However if landlord is providing a good service to someone and they do not like it, landlord should have no problem finding someone who does a appreciate a reasonable fair house

There are hospitals in my area but I'm having a hard time finding out if there is a need for traveling healthcare worker housing. 

Almost all assumable loans are FHA or VA loans, which I believe have to be closed in your own name.  

Local bank loan Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I thought of getting a commercial loan or getting a loan through an LLC.

I was told by the bank that I couldn't do a 1031 because it's a primary residence, and 1031 are only for investments.But I also don't want to sell and lose 20-30% on taxes (lived in the house for 2 years)What's the best route?

The transfer of title could trigger negative covenants in the loan (eg: Due on Sale Clause).
