Thanks, I am happy to be on here.It is a stable, sort of boring market. If you place a great ad, and screen well you can find tenants pretty quick.Since not much changes in the local economy (university / hospital / military town) the prices do not increase quick, so it is touch to get a lift in value on a building without doing big renos or holding for a long time.Michael P Currie

We will be putting $3,700 down, and borrowing $15,000 over 4 years at 5%, which is 4x the interest rate our relatives make on their savings in a bank CD, making both them and us very happy with the terms of the transaction. After closing, we anticipate ~$4000 in rehab costs to bring this very tired unit up to date, which will include refinishing the hardwood floors, complete repainting, new kitchen flooring, new counter top, new appliances, new lights, blinds, fans, toilet, etc.

I “thought” they would come back and get the second in the next few days.Unfortunately four weeks went by and despite certified letters and phone calls to the previous owners from the realtor, it was never removed.Ultimately I paid a guy $275 to make it disappear.Obviously, I have not been happy having to deal with this problem for the last month and the fact that I had to pay for its removal is maddening.Especially since I feel that both realty companies, the previous owner and the contractor all walked away with my money and I was left holding this bag.In the future I will not make this mistake. But, my question to BP is whom should I attempt to get reimbursed?

I haven't actually used them, but they seemed happy to lend in the Augusta area as of 2 months ago.
