@Andrew LeightonIf it's a cash deal and you are buying as-is with no inspection contingency than the sooner the better.

The 30 year option yields me about the $100/mo net, but I prefer a 15 year mortgage to pay off sooner.

With cash coming from our day jobs, we'd hope to pay even sooner than 15 if all goes well; but then again, by that time, we might want to add more properties.Heck, we can't even seem to be able to find the first one, for now.
