Okay, I play;BP didn't exist on my first deal, the internet didn't exist, bag phones didn't much less cell phones, computers did exist, they were the size of a room and ran off punch cards, 0010011010010011100101,Josh and Brandon hadn't been born yet I'd bet, so my first deal can't really go to their credit.

I just read a WSJ report citing Bankrate a banking analyst, that 3 out of 5 Americans do not have the reserves to withstand the most mundane unexpected expenditure, "The survey found that an unexpected bill would reduce spending elsewhere, while 16% would borrow from family or friends and 12% would put expenses on a credit card

Heck, some deals I'd put on Credit Card if the numbers justified it.Besides all that,  if you do a few of these deals and you don't have to ask this question any more, ever, because... you will have the funds in the bank...Perhaps a sense from those that have already commented; @Adam Adams, @Adam Odom, and others who's writings I respect: @Ned Carey, and others too... might help guide you (and others)...Here's the mindset...
