I put mine at 15%, but I have older properties.

So the systems we have devised is called our "Silver Lock System".All out homes have GOLD lock sets on them when they are occupied with tenants.  

Mine will do it, but requires 25% down for that option and only on SFH.  

I've been a real estate agent here in San Antonio for the last 6.5 years and have a pretty good grasp on values, areas, and how to work my way around the MLS doing CMA's on homes.I'm looking at starting my first flip with a good buddy of mine who is like-minded and has cash (not a realtor, but works in estimating for commercial construction).To the point, we both have cash to fund our projects.  

She's interested in moving into a larger 1BR at another multifamily property of mine.

I asked my question because I wanted to ask a realtor friend of mine and didn't want to be imposing on our friendship without knowing if there was anything in it for her. 

I suspect there are not many members in a situation like mine.  

The problem I'm running into is not knowing which route to take as far as llc, s-corp etc.In this brilliant plan of mine lol, I've also decided that wholesaling would he great place to start as far as networking and building cash for my first flip or buy and hold whatever way I decide to go.
