Since I was in Texas and planned on staying there I found out that I was qualified to take a test and get a broker license in real estate so I took the test and got the license even though I never did that full time.Regardless of what I had I felt more comfortable in the construction business.

@Jenna Gainey  your post is very good.. but I do want to caution folks  in a full blown foreclosure ( depending on state) 30% equity generally is not enough to ensure a 100% return of your capital.also HML  ( that are operating companies) no longer loan on collateral only..

As far as length of loan and interest rates.

Working full time, finding properties, and putting in offers has been difficult for me.

I sent out a hand full of emails.

I kept that license for about 30 years but I never did that full time.  

With 5 mortgage payments, PLUS rental, we would be able to achieve full ownership of the property in a (relatively) short time span.
