My eviction attorney told me yesterday that BoA foreclosures can be tricky as the homeowner can claim the foreclosure was not done properly, thus tying it up in court for a while.Has anyone had experience with this?

No excuses, low FICO, one foreclosure [several years ago] - have collateral. 200 acres free and clear [Northern California], SFR in Fremont, CA with <7000 bal on 1st < 8000 on 2nd < 90K bal. on HELOC $150k equity {+}. 

I would like to start my own foreclosure.

Worst part is, if she doesn't sell soon shell be going into foreclosure. there's just enough equity in her property right now for her to sell pay closing costs and wash her hands of it.

This topic is asked over and over with the same response.If you want to pursue this anyway, you can just search land records for recent foreclosure deeds.

Has anyone successfully completed a wholesale transaction on a property in pre-foreclosure?

I used to buy pre foreclosures for a living for many years I bought hundreds of them literally in CA OR WA.. so we did this literally every day.. you don't want to rely on an Attorney or title company. once you know the amount then you can tell if you want to waste time working on it..

I usually tell my servicer to send out a Notice of Default as soon as permissible and we start foreclosure so they know we are serious.
