Hello everyone, I'm calculating that total dollar figure needed to execute a "Fix and Flip" project, and was wondering if some of the property purchasing costs such as, Title insurance, Land Transfer fee, etc.

I've closed several deals after two or three executed contracts fell through due to to the seller.

And of course none of the nitty-gritty of permits and boots on the ground and the logistics necessary to actually execute an STR.But it is a fun show. :) 

My strategy is buy and hold SFH or small MFH, execute BRRR strategy for properties around $70-95K in A or B neighborhood and get + cash flow and equity.My attention is at Cleveland, OH and in process of getting my LLC setup.

Insist on a properly executed lease as it spells out expectationsPay your rent, in full, on time, every time. 

If you want to execute a WRAP - that's specialized. 

Passive syndication investing is not a strategy of averages where one deal offsets the other...it's not unusual for complete loss of capital with the wrong sponsors or market conditions.There's enough market risk right now in investing...I can't imagine taking on sponsor, management, and execution risk too.

I also own a small investment fund that is currently executing the BRRRR strategy at a high volume.I can't speak much to the data of the national level.
