But then I didn't buy another investment for eight years because my limited mind told me I had already peaked.It wasn't until 2016 that I heard a podcast about "limiting beliefs" (no longer available on BP) and I realized I had done the same to myself.

I am not familiar with Waveapps but I can only imagine they have a classification for "owner contributions" which would show an increase in cash (asset) and an equal increase in your equity in the LLC.

COMPLAINT FILING FEE: $ _______________________ OR ________% of rental payment, whichever is greater, and North Carolina law provides that no late fee for a Residential lease shall exceed fifteen ($15) dollars or five (5%) percent of the rental payment, whichever is greater; ORCOURT APPEARANCE FEE: __________________% of rental payment, and North Carolina law provides that landlord may charge a court-appearance fee in an amount equal to ten percent (10%) of the monthly rental payment.SECOND TRIAL FEE: __________________% of rental payment, and North Carolina law provides that landlord may charge a second court-appearance fee in an amount equal to ten percent (10%) of the monthly rental payment.So if I understand correctly, in the event I have to evict a tenant, I can only charge one of the fees listed above?

It goes something like this:Job Transfer In the event that the Tenant, from the commencement date hereof, be transferred from the city of XXX as a direct requirement of their current employer, provided that the Tenant is not in default of any of the provisions of this lease, the Tenant may obtain cancellation of this lease upon the following:By providing the Landlord with written proof of the transfer.By providing the Landlord with at least two month’s written notice of the Tenant’s intention to vacate.By paying rent equal to three months from the date of notice; the remaining term of the lease if less than three months, or until a suitable alternative tenant is found by the landlord.I think that is the gist of it if I remember right.

But putting less down increases your mortgage payment, and on top of that you have PMI.True, but triplexes pretty much always cash flow better than duplexes, all things being equal.
