I don't know your specific market but I believe that would be extremely difficult to cash flow with numbers like that after expenses.Owning rental property is a capital intensive business and not having adequate reserves could lead to making bad decisions.I would spend some time on BP reading about the 50% and 2% rule when evaluating properties as well as discussions that outline the true costs of owning and operating rental property.I would assume that want to get into owning rental property to enhance the quality of your life.

Renters are more Savvy television has whet the appetite of many to want more for their buck.I am glad to see others doing more for their tenants.I agree the extras woo a better even keeled tenant. and the peace of mind is worth the few extra bucks.and for you number crunchers the RoI is practially the same give or take a month or two.

I am an internet marketer myself and have a public friendly website for my RE Business, but in trying to figure out how I can legally use it to enhance my business, I realized that I would be violating tons of FL RE laws by also owning a website LLC doing RE business online, soliciting etc, without a license.I was one of those that did every search I possibly could to see if I could wholesale without a license and cut corners, but then I realized no matter what, it is illegal and besides, all that research made me realize that having the RE license will only enhance my entire operation.
