During that time, while house hacking, I am basically paying an effectively higher rent for my own unit, which I am happy to do in return for the personal value I will get from being able to house hack in a neighborhood I enjoy living in.

I don't think I'd want a one-4-all and would be more cost effective to have a tile guy, kitchen guy, floor guy etc.

Real estate is a get rich slow game so I wouldn't focus too hard there on trying to increase your income in the short term because it likely won't be effective.

So you just buy your first BIG DEAL you have a 10 unit, 35-bed student housing complex and you bind GL on the property but didn't disclose that more than 10% of the occupants are Students, effective that moment you have NO insurance.
