I have been reading (and witnessing) that there is a lot more domestic travel during this time and I live in New York so both locations are a close weekend getaway that during more normal times people love to take for hiking, skiing etc... 

Another common one is deceased household pets. apparently people flush more than just gold fish. eww.one of my septic inspectors even found a human skull.

The way I run my pet fee is as follows:Refundable pet deposit of 200$ and a monthly pet rent of about $25-$50 depending on the pet.

Throw in pet animals also for my niece who is a traveling physical therapist.How can you take the above and make more money than other MFH investors?  

For example, I mention that every adult must pay a $30 application fee and pass my credit/criminal background, they must make a combined income of 3x the rent, and whether or not the property accepts pets.

I never see them in person until they’ve qualified to view the property based on my pre-check questions: Income, Number of occupants, pets, eviction history etc. if they don’t thoroughly answer the questions I skip them.

But they do not.My biggest pet-peeve on BP is that everyone thinks they know best.

Now that all renters have vacated, I went back and assessed an "unauthorized pet" fee.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
