If the idea of moving out ever crossed their mind (I haven't been able to read that as they always sound like happy tenants) an increase will make them want to move out and that will put me in somewhat tight spot because of the pandemic as I may have to show the unit to prospective tenants once the current tenants are out making me lose at least a month's of rent and a possibility of carefree tenants.I will consider small increments as indicated by other members.Thanks

id get information about the current lease of the land, if it runs 5-10 years beyond expected maturity of your loan you should be golden :) just provide a copy of this to your prospected lender
