Talk to them about the smoking.

Downstairs neighbor reports that the couple upstairs is arguing loudly at all hours, and also smoking marijuana in their unit (smell travels).

Could be just putting in a fire extinguisher in the kitchen or putting up smoke and carbon monoxide detectors.

We share a cocktail, BBQ, smoke cigars, put their kids on our horses, etc....it is a lot of fun and gets us a lot of return visitors.....But going bang bang with them is maybe another thing....as long as we don't charge them a fee to do it, it might be ok....?

I just looked at a house that was valued at $50k 5 years ago and is now listed over $200k and there doesn’t appear to have been any major updates since then, it smells like smoke, and they already had offers when I called just hours after listing.
