Low rents and old properties means doing your due diligence is critical.

I am guessing with the length of time some of the activities take, especially with 2nds, the pipeline is what is critical and not seed money.As far as the virtual mentor, I have never tried it.

To me it was very critical to have the core team in place to ensure success with investing out of state, including the Agent, Property Manager, and Contractor.   

I tell each incoming tenant that I will usually answer during business hours and often times when you least expect it, but be ready to leave a message and I’ll determine how critical it is and respond accordingly.  

I probably would have gotten better support instead of criticism on how I should invest in real estate.
