My thoughts are 1) I will have a fixed rate and not worry about it changing every 5 years thus helping me control my expenses a little better (of course aiming to secure a good rate whenever the rates hopefully come down), and 2) it will be amortized over 30 years and if I get a good rate, then my cash flow should increase by a decent amount. 

I need him to make sure they are legal and educate me on how to fill them out properly.I also want him to explain how I use land trusts.I also want him to review Lease and Option paperwork and show me how to fill them out correctly.I also want him to explain how I fill out a limited power of attorney document.I bought a course on Subject 2 and I want to take action.

Of course they don't care, they have taxable amount reported to them, period.

Most states allow for what are called "'Occupancy checks" Of course you should verify this and then post a Notice on the door stating something similar to the following:"PLEASE BE ADVISED THAT ON ------- 2024, THE OWNER OR THE OWNER'S AGENT WILL CONDUCT AN OCCUPANCY CHECK TO DETERMINE IF THE DWELLING IS CURRENTLY OCCUPIED OR VACANT.

However, I would like to go through a course or book or a hands on training to make sure "it is what it is". 

In the other hand, we do not feel comfortable buying this home anymore, our goal is to back out without paying a penalty of 2% of the sale price, and of course they are going to try and fight that expense.
