The deal WOULD make sense to me at 70k if he held a note for 70 and I paid whatever closing costs there were, with a balloon payment of 70k in 2 years (after a refi).

@David G  I know some developers used/invited me at planetbids, but you have to invite bidders. if you do this regularly, this might be good for you. cmdgroup also is good, most govt contractors/architects use them, so be prepared to get ridiculous bids (unionized price), they have a good number of subscribers that normally get daily bid alerts, maybe you will get lucky.bidsync also is like cmdgroup.be sure to put price range, some contractors setup their alerts to only 10k-200k, some only want to get 10m-100m.Good luck, hope this helps.
