Experience combined with knowledge and success has to have a beginning, so being knowledgeable and well researched will put you on the right path. 

Some people are choosing to do a combination of both spray foam and blown in for attics.  

I generally set the parameters on any of my searches to 4br/2ba or 6br/3ba (or any reasonable combination.  

We took a good inventory of what was needed and our goal was to make the house, clean, safe, functioning, nice, but not too nice.

Two problems we've had with acrylic that were combined with the tub surround... tenant burning tea light candles on the soap dish burned a hole in the surround and another tenant couple (both overweight) who enjoy taking showers together caused the tub and surround to flex so it became detached from the wall.

Nathan,There are no 1st and 2nd mortgage combos to 100 CLTV allowed in residential investment financing---mezzanine is exclusive to commercial funding requirements ---seller contributions are capped by FNMA and won't allow for 100 CLTV...The only way I know of securing 100 CLTV for investor financing is combining a conventional 90 LTV (need to go FULL DOC to get this) with an unsecured LOC.Regards,Scott Miller
