If i have to go with a realtor, I'd rather choose a full management company so they can do the cleaning, hosting, etc as well.

-VRBO allows owners to tack on Occupancy tax that gets directly passed through back to the owner to remit-Airbnb collects the state occupancy tax and remits but does not collect on County/Local taxes and does not give the option for Hosts to charge an extra amount so basically the county/local taxes come out of the payout.My question revolves around 2 options:1.

We are 5 star super hosts in other markets and that helps.

Goes to show you the power of taking action.there are a whole new crop of investors.. however the BRRR strategy was invented in LA for out of area deals exactly like yours.and my company played a prominent roll in it from 2001 to 2008 when it all came crashing down :)  IE refi's FRoze like antartic.. its has taken a decade or so to get the banks to come back to this model IE cash out refi's.In my day it went like this.LA investor listening to a Saturday morning real estate radio show hosted by Mike Harris  ( he is still on by the way) at least he was last year. it was called real estate round table.. 

Before signing a contract run the number using AirDNA’s Rentalizer report so you get a general idea of what it can generate, also break it down monthly and see what your returns will be net after everything is covered (utilities, supplies, etc) On another note, have you hosted a short term rental before?
