I started in "electronics engineering" (aka paper-pushing) and moved eventually to flight test, did a lot of teaching, worked the black programs, all the fun stuff.

When it moved to the situational test it was much harder as there was not black and white just a worse and better answer on a weighted scale.This was years and years ago so I have no clue what format they are using today.Since I do commercial my average transaction is in the millions of dollars in sales price and I am the broker and owner so I keep it all.Had agents and it was a lot of babysitting and drama and I would end up doing the deal for them and collecting a small fee.

Same idea with kitchen appliances (it has a stove, fridge, dishwasher, microwave Black appliances) Do I swap them out and keep them for a rental property and put new SS appliances in?

If it were mine, and it was fresh water I'd use a gas powered water pump (rental), let it air dry with open windows and figure out why it had water in it.If it's black water I'd have it pumped out by a company, and then the area would need to be sterilized.Then fix the water intrusion, then address any mold issues.https://www.homedepot.com/p/rental/Wacker-Neuson-Gas-Water-Pump-1-5100013999/309392462
