She is one of the sweetest girls I know.I then spent a few minutes mentioning that her brother, too, will be moving out in two years, then it will just leave her and her sister to do all of the mowing on current and future rentals.

It tends to feel big brother-ish and says that we don't trust you; when touring a prospect and they see that they will have some definite thoughts about that sign even if subconscious.I agree with @Kim Meredith Hampton but if your exterior is far below the neighborhood you have to do something to make them want to stop by your property.  

Luckily one of my friends brothers is an RE investor/ contractor and has set me up to network with him.
