But you could contract with a builder to build a house on a lot they own and use the completed house to satisfy your 1031 exchange - as long as you can take title to the new construction within 180 days of closing the sale of the relinquished property.The other option in this event could be a reverse construction exchange.

That may be another option for you.If you chose to build or do the modular, you need to educate yourself on the process (permits, approvals, hiring a General Contractor, contracts, bonding, Builders Risk & General Liability Insurance, etc...)

Luis,If the property will be vacant when you purchase it and if you are planning on doing renovations, you may be able to insure it under a Renovation Builders Risk policy.

So the block and neighborhood is average price $600k the house is not in great shape but a builder would usually tear down rebuild and sell the new build for maybe 950k on a block like that.
