I'm learning a lot from this forum, the podcasts and just recently from the first Black Diamond Real Estate meeting here in Waltham that I attended.I'm looking for mentors in all fields.

I started in "electronics engineering" (aka paper-pushing) and moved eventually to flight test, did a lot of teaching, worked the black programs, all the fun stuff.

However I didn't know what kind of financing tricks there were or if it is black and white required to have 20% down on an investment property.
